4,605 of them have a page. Two ways in — the dearest addresses in the city, and the ones where the market actually moves.

The dearest buildings change hands a few dozen times in two years. The busiest turn over that many in a month — nearly all of them handed over recently, their first owners selling on. One building per community on the left, or the list would be seven Bluewaters addresses in a row.

92 communities with a hundred or more tenancies registered with Ejari in the last twelve months, ranked by rent per square foot a year. Each links to its rental report — median rents by layout, new leases against renewals, and gross yield against the sale register.

Median annual rents. The rental register records the area a home sits in, not the building, so a community’s figures are its DLD area’s — Dubai Marina, JBR and Dubai Harbour share one. Each report says which area it read.

How it is measured

The rules, so you can argue with the number

A sale is what a buyer paid

Every figure comes from the Dubai Land Department’s registered transactions. We exclude lease-to-own conversions, developer registration filings, and transfers recorded at a fraction of what the building trades for — they carry a price, but nobody bought a home at it that day. That is 5.5% of all rows, and enough to move a building’s median by five per cent.

Off-plan is never blended in

A community sells completed homes and launches at once, at very different prices. Averaged together, Dubai Marina reads as a 13% fall in a year it rose 10% — the number tracks launch schedules, not prices. Headlines are resales; off-plan is shown beside them, labelled.

The window says how long it is

Twelve months where there are enough sales to mean something, three years where there are not, and the whole record for a quiet building — always labelled, with the date of the last recorded sale. Half of Dubai’s buildings sold fewer than twelve homes last year.
